About CMS Community Management

Community Management Solutions (CMS) is a management services company that has evolved conceptually over twenty one years of port folio community association management experience along the Grand Strand of South Carolina by its owner, Paul Skirchak. During that twenty one years while managing more than one hundred community associations to include but not limited to high rise and low rise condominiums, single family homes, mixed residential and commercial projects, master associations and large scale multi subordinate associations with a master projects, it has become apparent that no two properties or Boards were managed even once in the same manner. Rather this manager has chosen to utilize all resources to identify the wants and needs of any community and to provide multiple options to the Board of Directors that enhances their understanding and supported their business decision process. In essence individualizing the services to each specific association based upon their known and unknown wants and needs develops greater understanding, continuity of actions, trust and community success.

Management companies throughout the industry do provide similar necessary services to any community association managed but the distinction is they all provide the same services differently in competing one size fitsall paradigms that predetermines the services provided. The services determination is not based on the true wants and needs of the community but rather based solely upon the management company services available to be offered. Essentially community associations choose services between competing company paradigms as opposed to choosing the company providing the services wanted and needed. Twenty one years of successfully working with Board’s of Directors and communities while expanding the limits of the one size fits all approach to community management CMS evolved to offer a needs based option in the industry. CMS aims to solve each individual community association puzzle through evaluation and identification of specific community elements, attention to details, education and collaboration.

The owner of the company, Paul Skirchak has been awarded the Certified Manager of Community Associations (CMCA) by The National Board of Certification for Community Association Managers (NBCCAM) now known as the Community Association Managers International Certification Board (CAMICB). Mr. Skirchak has successfully traveled the Professional Management Development Program (PMDP) offered by Community Association Institute (CAI) to earn the Association Management Specialist (AMS) and Professional Community Association Manager (PCAM) designations. CAMICB and CAI are international membership organizations dedicated to the accreditation of management professionals and building better common interest communities. Additionally Mr. Skirchak has served for nine years as a member of the CAI Ethics Committee and six years on the South Carolina Chapter of CAI (SC-CAI) as a Board of Director member. Currently Mr. Skirchak is Chairman of the Manager’s Committee for SC-CAI coordinating information about wants and needs of common interest managers in the Grand Strand region of the chapter.

It is our goal to work with managed and self managed common interest communities providing a la carte and / or a full range of management services; to work with management companies providing as needed short term transition services and to provide expert witness and consulting services all for the continued success and positive growth of common interest communities in South Carolina.

About Company

In late 2018 Paul Skirchak and Chip Hawkins teamed up to bring a new vision for association management to the coastal areas of South Carolina. The resulting partnership between Community Management Solutions and Association Management Logistics brings together two individuals and their teams. They have over 40 years of combined management experience including well over 100 Single Family, Condominium, Townhome, and Office Condominium Associations.
