Community Management FAQs

If you have an emergency that threatens life or property, please call our office. You will be directed to press 1 to redirect your call to an on-call Association Manager. If necessary, leave a message. Someone will return your call.
Association fees are collected from each owner to meet the expenses set forth in your association's budget presented at the Annual Meeting. Budgeted expenses typically include common area landscape maintenance, repair and maintenance of pools, utilities, capital improvements desired by the Association, and services to the owners, such as trash collection.
Owners may elect to pay their Association Fees via check, credit card, or have the amount withdrawn from their bank account. If you have a coupon book or statement, mail a check along with your coupon or statement stub directly to the bank address shown. (The bank cannot accept payments without the coupons or stubs.) Owners may also apply to have their payments withdrawn automatically from their bank accounts. This eliminates the inconvenience of checks, coupons or timeliness of payment. Access the PAY Assessments link once you are logged in.
Please make your check payable to your Association.
CMS executes the decisions made by your Board of Directors and handles the daily operation of the Association. The Association Manager has no authority except for what is bestowed by the Board of Directors.
Yes is the answer for almost every community. Each community's governing documents define the standards for the community and the procedures for architectural changes. Check your documents, but if you are still not sure, please call your Association Manager.
This depends on your community's restrictive covenants. Check your documents, but if you are still not sure, please call your Association Manager.
The Association's insurance includes property and casualty policies for all common area property and equipment. (In condominium associations this includes the entire structure of the building.) It also includes Liability and Directors & Officers policies that cover Directors, Committee Members and volunteers working on behalf of the Association.
To report a street light out, you can call your Association Manager or contact your power provider. Before you call, please have the address where the pole is located, and the number of the pole if available.
To report a maintenance issue, you can call our office, send an email to your Association Manager, or use the online form on the CONTACT US page.
If you have an issue with a neighbor that you do not want to address with them, you can call your association manager or send them an email. Before you call or email, please be certain of the information before submitting it. You must be able to give the neighbors address. Anonymous complaints will not be considered.
If you have a complaint or kudos for your association manager, please do not hesitate to call Chip Hawkins at 980-294-6787 or send an email to Chip@PoweredbyAML.com.
