Community Physical Management
- Assist the Board of Directors with maintaining the common elements of the association.
- Direct and order to be done, those things which are necessary to preserve or protect the property of the association in accordance with the provisions of the operating budget and/or as directed by the Board of Directors.
- Assist the Board of Directors in a competitive bidding process for non-emergency services.
- Meet with service contractors, monitor contractor efforts, communicate association expectations to contractors and report results to the Board.
- Perform monthly site inspections to identify and reduce/eliminate risk and/or insurance hazards, to maintain a working knowledge of the common elements and to monitor the performance of the contractors.
- Abide with laws, statutes, ordinances or rules of authorities such as but not limited to SCDHEC and the Fire Department and act as necessary to remain compliant.
- Advise Board of major problems or trends in maintenance service requests and provide additional services as required to comply with unusual events as they occur.
- Provide 24 hour emergency telephone service as may be necessary.
